Princes Dock - Liverpool
Princes Dock is a 14.5 hectare site that falls within Liverpool Waters that overlooks the River Mersey, alongside the Pier
Head in Liverpool and forms part of the ever expanding city centre commercial district.
Within close walking distance of Liverpool city centre, Princes Dock provides an attractive and increasingly busy location
for both commercial and residential uses with four residential developments offering a total of over 500 apartments, two
hotels offering over 300 beds (Crowne Plaza and Malmaison Hotel), three office blocks offering a total of over 21,000 square
metres of floor space which are all fully let, supported by a 760 space multi storey car park, with ground floor
retail.
In excess of £250 million has already been invested in Princes Dock and it is recognised as a prestigious location within the
City and is already home to many Blue chip companies including KPMG, Pricewaterhousecoopers LLP, Coutts & Co, RBS, Cargill,
Faber Maunsell and Atlantic Container Line.
These existing buildings were constructed before Peel acquired the Mersey Docks and Harbour Company and are therefore not up
to Peel’s desired quality and standard, however in time they will be refurbished or replaced to equal those proposed for Liverpool
Waters.
The Leeds and Liverpool Canal extension that runs through the Liverpool Waters scheme will add activity to the unused Princes Dock
water space. The scheme will link the canal through to The Albert Dock which is due to complete shortly.
In addition to the above, the newly completed cruise liner facility (located in the River Mersey, directly in front of Princes Dock)
has also added another dimension to Princes Dock with over 30 cruise liners planned to visit Liverpool over the next 12
months.
Princes Dock now forms part of Liverpool Waters and as part of the master planning exercise, Peel are looking at the undeveloped
plots at Princes Dock, Princes Half Tide and the recently acquired King Edward Industrial estate as an early phase to help improve
linkages between the established Liverpool business district and Liverpool Waters.
Planning consent has recently been given for two major mixed use developments within Princes Dock, to create an additional 500
apartments, 13,000 square metres of office accommodation, 3,700 square metres of retail / commercial space and two new 4* plus
hotels offering a further 350 beds.
