Residential & commercial development proposed at Runcorn Docks Artists impression of how Runcorn Docks could look The operational facilities at Runcorn Docks are being considered for relocation to the new Port Wirral which would lead to investment in new infrastructure. This will make way for a waterside residential development of over 4,000 homes, a district centre and a commercial area of over 50,000 square metres on this spectacular waterfront location.

This proposed scheme will replace the current industrial buildings and warehouses and realise the locational potential of the canal-side setting through the creation of a high quality mixed-use development. The design proposals are responsive to the linear, narrow layout of the site that will connect to the existing communities in the area. The proposed compact street network and building layouts have been arranged to maximise the exceptional views to the Manchester Ship Canal and wider River Mersey whilst allowing natural daylight to apartments and communal roof terraces and pocket parks.

A series of slender towers between 20 and 24 storeys in height are proposed to form feature buildings along the existing dock promontory. Two large apartment buildings of up to 15 storeys in height, incorporating terraced balconies with gardens, are proposed at each end of the residential area. The remaining apartment buildings would rise between 5 and 12 storeys in height, with strategically located pop-up towers affording upper level apartments views across the water whilst providing for a variety of building heights and volumes.
